Fixed Wire Testing (EICR)

Electrical safety checks for landlords and businesses

Browns Electrical provides fixed wire testing, also known as an Electrical Installation Condition Report EICR, for commercial buildings and rental properties across Cheshire. Landlords are required to have the electrics in their rented homes inspected at least every five years by a qualified person, and businesses are expected to keep their installations safe through regular inspection and testing. We help you meet those responsibilities with clear reporting and practical remedial work.

What is Fixed Wire Testing (EICR)?

Fixed wire testing is a detailed check of the fixed electrical installation in your premises. It covers the wiring, distribution boards, protective devices, sockets, lighting and any hard-wired equipment. During the inspection and testing, we identify defects, deterioration and non-compliant items, then record them in an Electrical Installation Condition Report EICR with clear codes that show how urgent each issue is.

For landlords, this report is a legal requirement at least every five years, or sooner if specified on the previous certificate. For commercial premises, regular EICR testing is essential for managing health and safety and meeting insurance conditions.

Our Approach

We focus on delivering fixed wire testing for live, occupied buildings such as offices, warehouses, shops, HMOs and rental homes. Before we start, we agree the scope, timing and access arrangements so tenants and staff know what to expect. Wherever possible we phase the work to reduce downtime, keep key areas running and complete testing safely around your normal operations.

Our comprehensive approach includes:

Inspection

We begin with a thorough visual inspection of the installation. This includes consumer units or distribution boards, wiring routes, sockets, switches, light fittings and any visible connections. We look for signs of damage, overheating, overloading, poor workmanship and anything that could present a risk to occupants or disrupt your business.

Testing

Once the visual checks are complete, we carry out electrical tests on the circuits. These include continuity and polarity checks, insulation resistance tests and earth fault loop impedance measurements. Where necessary, circuits are isolated briefly so we can test them safely and accurately. We plan this in advance so that critical equipment and trading areas are not affected more than necessary.

Reporting

After the inspection and testing, we produce a clear Electrical Installation Condition Report EICR. Each observation is recorded with a classification code that shows whether it is dangerous, potentially dangerous or a recommended improvement. Alongside the technical detail you receive a plain English summary that highlights urgent items, medium term work and longer term improvements.

Certification

Where the installation is satisfactory, the EICR confirms compliance and states the recommended date for the next inspection. If the report is unsatisfactory, we explain what needs to be corrected and can quote for remedial work. Once remedial work is complete, we update the documentation so that you have evidence for your records, insurers and any regulatory checks
